Third phase of £700m Manchester development approved

The third phase of a new 1,117-home project in Salford, Greater Manchester, has been given the green light by the local authority.

It is the latest phase of Middlewood Locks, a 25-acre, mixed-use development from joint venture FairBriar International – a partnership between developer Scarborough International Properties, Chinese firm Hualing Group and Singapore-listed developer Metro.

This section of the development is comprised of two buildings of 10 and 12 storeys with 176 one to three-bedroom apartments, as well as 13, waterside, three and four-bedroom, three-storey townhouses. Also included in the third phase is 5,150 square feet of ground floor commercial/retail accommodation and an additional 4,970 square feet of office space.

Chinese contractor Beijing Construction Engineering Group International (BCEGI), which built the first two phases, will act as construction partner. BGECI is currently on site constructing the second 546-home phase (pictured) of the project. This section of the scheme received £34.7m of funding from the government to accelerate its delivery in 2017.

Middlewod Locks is one of a host of major schemes the company has worked on in the North West over the past five years. In 2018, it agreed a deal for the £1bn regeneration of Bolton’s town centre and it was already an equity and construction partner in Manchester’s Airport City programme.

Scarborough said it expects to start on this new phase in early 2021 with completion expected in late 2022. Phase two topped out in February of this year and will be completed in 2021.

Once complete, the development will have a total of 2,215 new homes and 900,000 square feet of commercial space, including offices, hotel, shops, restaurants, and gym.
